Session 1752 <br />April 12, 1999 <br /> <br />10. <br /> <br />The buildi~lg and property shall be developed, constructed and maintained in <br />compliance with the plans submitted with this application. <br />The permitted Floor Area Ratio (FAR) for this phase of the project shall be limited to <br />1.96. FutJre projects on this block (the 8300 block of the south side of Delmar and <br />the north side of Delcrest) shall take into account this area when figuring FAR for <br />the whole aroject. <br />A detailed landscaping plan shall be submitted to the Director of Planning for <br />approval, i~ conjunction with a review by the City Forester. Landscaping shall be <br />installed and maintained in accordance with the approved plan. Said landscaping <br />plan shall I)e finalized prior to the first residential occupancy permit being approved. <br />The height and mass is approved as shown on the drawings. <br />A detailed ,;onstruction traffic control and parking plan should be submitted to the <br />Director of Planning for approval. Said plan shall set forth details pertaining to <br />worker and resident parking during all phases of the proposed construction. It shall <br />further detail solutions to public property maintenance issues such as street cleaning <br />and traffic diversion. Said plan shall be finalized prior to the issuance of a building <br />permit. <br />Operation a, nd use of the offered project amenities shall be for residents and their <br />guests only, including but not limited to the Executive Business Center, the <br />Screening Room and the Java Bar. <br />Lighting of 311 exterior areas, including the front parking area, shall comply with the <br />requiremem. s of Section 34.93.7 of the zoning code, and shall be designed to be <br />compatible with surrounding areas by shading to direct light downward and away <br />from abutting uses. <br />Drainage ar, d grading arrangements shall be approved by MSD and the City Public <br />Works department. <br />Exhaust cor. trol for common facilities shall be installed and maintained to prevent <br />smoke and odors from being perceptible beyond the property lines of the <br />development. <br />Utilities, service facilities and mechanical equipment will be screened or obscured <br />from view fr}m neighboring properties and from public rights-of-way. <br /> <br />Mr. Jakob Medve, President of the Medve Group, explained the development in detail for <br />the audience and Council. <br /> <br />Responding to Mr. _ieberman, Mr. Medve explained that his development would be <br />replacing the far ea.~tern three groups of buildings. They would be replacing 66 units. Mr. <br />Medve explained that this would be a five story building, with a two story parking garage <br />underneath.
