All voted Aye except Councilmember Adams and Mayor Ma- <br />jerus, who voted Nay. <br />WArZORG BACK TAX'S - 1305 EASTC�VER <br />The City Manager said the hoarse owner at 1305 Eastover purchased the adjacent <br />vacant lot at a tax sale and promises to maintain it, ensuring a better ap- <br />pearance as well as saving the City future weed mowing costs. He --- <br />t <br />that back taxes and liens amounting to $1,670 be waived, in accordance with <br />Council policy in such cases. <br />Mr. Price moved approval, with Mrs. Thoapson seconding the motion. All voted <br />Aye. <br />PRS—UNARY PLAT - UNIVEEi.SITY PLACE SUBDIVISION <br />The City Manager recommended approval of a preliminary plat for University <br />Place Subdvision at Blackberry and Hanley, with the following conditions: <br />1. All lots for single family detached dwellings shall be no less than forty <br />(40) feet in width at the narrowest part. <br />2. The median within the proposed Balson Avenue right-of-way shall be in- <br />creased in width if approved by the St. Louis County Department of High- <br />ways and Traffic. <br />3. "University Place" is not appropriate as a street name; thus the name for <br />the proposed westernmost street must be changed. <br />Mr. Price moved approval with all conditions. Mr. Schoomer seconded the mo- <br />tion. <br />The developer, Mr. Richards Bruno, came forward. He and Mr. Mark Conner, the <br />other developer, were in agreement with the second and third conditions; how- <br />ever, Mr. Bruno noted there were three lots of irregular shape on Blackberry <br />that, while averaging a width of greater than 40 feet, were not that wide at <br />all points. Mr. Schoamer said it was his understanding that this was accept- <br />able to the Plan Commission. Mr. 011endorff pointed out that the first condi- <br />tion stipulates that all lots must be no less than 40 feet wide at the narrow- <br />est part, and if it turns out that this is a misinterpretation, it will be <br />straightened out at the Plan Coammission meeting when it considers approval of <br />the final plat. Mayor Majezvs asked Mr. Price if he wished to modify his <br />motion of approval in light of Mr. Bruno's statement. <br />Mr. Price wished to know what would happen if his motion remained as stated. <br />Mr. 011endorff said the developers will have two choices --each lot will have <br />to be at least 40 feet in width at its narrowest part, or it was possible that <br />he misunderstood and the Plan Commission was willing to accept the variation <br />in width. In that case, the Commission will address that when it sees the <br />final plat. Mr. Price said he would let his original motion stand. <br />
