Mr. Boyer stated that is more of an operations issue for the fire department. There is enough
room for the apparatus on the apron as they pull out to see. They will have lights on. Drivers
should notice them and it is a lower traffic road.

Mr. Senturia asked about the nearby nursing home and multi-family developments and to what
degree noise will be an issue. Mr. Senturia also asked if those residents had been contacted.

Don Miner, Fire Chief, stated that public hearings have been held and property owners notified.

Mr. Senturia asked what the reactions were.

Mr. Miner stated that there was some concern from residents and the Fire Department is sensitive
to those concerns.

Ms. Carr asked about a plan for egress, specifically if they have to go north.

Mr. Miner stated that one possibility proposed by St. Louis County is for a fire lane to be striped
for northbound travel on Westgate Avenue even though it is one-way, southbound. Otherwise
they could travel south and west to get to Olive. They did meet with St. Louis County to discuss
improving the intersection at Westgate and Olive.

Ms. Carr stated that to get northeast you can take Vernon, but asked about a major road to get
north and west.

Mr. Miner stated that Kingsland would be used.

Mr. Senturia asked about storage of any chemicals on-site.

Mr. Miner stated there were none.

Ms. Lewis asked if any members of the public wished to speak.

Ms. Judith Conoyer, a resident in the building at the southwest corner of Vernon Avenue and
Westgate Avenue, addressed the Plan Commission. She stated that she attended a public hearing
held at a City Council meeting regarding the fire station. The reaction in her building has been
mixed. The major concern among the residents is the level of noise. She added that since
Westgate is a one-way southbound she has more concerns about noise. She stated that she would
like to keep the noise as minimal as possible.

Richard Sorkin, an owner of condominiums in the building at the southwest corner of Vernon
Avenue and Westgate Avenue addressed the Plan Commission. Mr. Sorkin stated his concern
about the reduced setbacks. He stated that it seems that the building is too large for the subject
property. He is specifically concerned with the reduced setback along the western property line.

Mr. Senturia asked Mr. Sorkin if there was a liability to the reduced setback.

tm;
šE
