He rec~,..~end- <br />ed approval, but with the following conditions: <br /> <br />1. The deck shall not exterd more than 10 feet frc~ the faoe of the building. <br />2. Adequate lighting shall be pz~i__,~___ to illuminate the area below the deck. <br />3. No mex=hand~se shall be displayed or sold on the deck at any time. <br />4. Signs on the pzmmdses shall conform in all respects with the provisions of <br /> the University City Sign Code. <br />5. If the deck is used for restaurant or coffee house use, a separate site <br /> plan review application shall be filed and sha31 include details of land- <br /> scaping the railing area with flowering material in pots or boxes. <br /> <br />One of the applicants, Mr. Jeffrey HocJmm~, 8011 Orlando, and architect Diane <br />Curran (the Lawrence Group) came forward. Mr. Hochman introduced Steve Kan- <br />terman, his partner, and said each has had retail experience, and they wish <br />to open a clothing, acoessory, and gift store selling recycled and recyclable <br />items. They feel it is important to have an attractive 15 foot deck that <br />will allow enough seating to make it economically viable, as it can only op- <br />erate about six months a year. It would also be used as a way of attracting <br />~ to visit the second floor. He displayed drawings showing how the <br />deck w~uld look, noting the flooring is glass block that allc~s light to go <br /> <br />Res~mndin~ to Mr. Wagner, Mr. Hochnan said store access will be up a circular <br />stairway to the deck, which has a door into the store. <br /> <br />Respo~ to F~. Ollendorff, Ms. Curran thought construction time would be <br />less than three months. <br /> <br />Mr. Adams asked if there was a way of co~_cting the deck without install- <br />Lug sidewalk colu~ls. Ms. Curran said the interior floor system would have <br />to be torn up and steel beams installed, resulting in prohibitive oosts. <br /> <br />Mrs. Schuman had thought the deck would have only a few t~_bles serving about <br />20; with service for 44, it seems to be more of a restaurant, which brings up <br />the problems with parking that already exist in the Loop. Mr. Hochman said <br />mostly soft dri]~ks, coffee, etc. would be served on the deck. <br /> <br />Mayor Majerus said she loved the store concept but adamantly opposed building <br />posts into the sidewalk because it creates obstacles for pedestrians. Mr. <br />Hodlman said the po~ts would be on the owner's property, and five feet fur- <br />ther beck than a similar setback at Blueberry Hill and Cicero's. MS. Curran <br />said the three proposed concrete col~,~-~ could be reduced in size by usin~ <br />steel pipe columns.
