Session 1638, ~ <br />April 10, 1995 <br /> <br />Page 4 <br /> <br />this space was the only one available in the Loop, and while selling on the <br />secor~ floor is difficult, they felt the deck might make it a viable project. <br /> <br />Mr. Adams pointed cut that if the project does not work, there may be later <br />requests to use the deck in unaccept~_ble ways. He asked if other buildings <br /> <br />Planning Director A1 Goldman said a number of Loop buildings are close to the <br />property line, but some are set beck 15 or more feet, as this one is. <br /> <br />Mr. Wagner said it ~ to him that the ool~,,~ ur~_er this deck will be <br />~uch less intrusive than those on the Louis Lc~4_on building. <br /> <br />Mrs. Sc~uman that the proposed use will be very successful, but she also <br />felt a smaller 4eck is more desirable than the size requested. <br /> <br />Mr. Hochman felt the deck ~ust be 15 feet to be economically viable. He also <br />did not feel parking would be a problem, as there is usually space behind tb~ <br /> <br />Mayor Majerus ask~d_ how much clear sidewalk would be between the tree pit and <br />colun~s if the ~eck was 10 feet. Ms. Curran said it would be about 15 feet. <br />Mr. Hodlman said putting a grating over the tree pit was discussed, and would <br />provide additional walking space. <br /> <br />Mr. Goldman said his greatest concern is parking; even with a 15 foot deck, <br />there would be close to 11 feet of clear sidewalk. <br /> <br />Mr. Wagner moved approval of the site plan with a 15 foot deck. Mrs. Thomp- <br />son ~_ the motion. Ommci~ Thompson and Wagner voted Aye, and <br />(k~nc~ Schuman, Ad_~_ms, and Mayor Majerus voted Nay. The motion was <br /> <br />Mrs. Schuman moved approval of the site plan with a 10 foot deck, including <br />all conditions. Mr. Wagner seconded the motion, which carried unanimously. <br /> <br />SITE PLAN - 66085% D~MAR <br /> <br />The City Manager said a martial arts studio at 6608a Delmar my be approved <br />since it meets all City ordinance requirements and presents no obvious detri- <br />mental attributes. <br /> <br />SITE PLANS - 836iDaMAR, LL4 <br /> <br />Tb~ City Manager reccmmer~ed approval of two site plans for separate massage <br />facilities ~haring this offioe spao~. All City re~Hrements have been met, <br />and each applicant has proper training and a good record. <br /> <br /> <br />
