Session 1769 <br />November 8, 1999 <br /> <br />AGENDA #3 - CONDITIONAL USE - MCKNIGHT PLACE EXTENDED CARE FACILITY: <br /> <br />Mr. Ollendorff said that he concurs with the Plan Commission recommendation to approve <br />a permit to construct an addition to the McKnight Place Extended Care Nursing Home <br />located on 2 McKnight Place and 8644-8650 Barby Lane subject to a number of <br />conditions. Recommended conditions include the following: <br /> <br />Except as heretofore modified or modified by the terms hereof, all conditions of <br />conditional use permits 241(A), 295 and 295(A) and amendments thereto shall <br />remain in effect as to the property covered by said permits. <br /> <br />o <br /> <br />The approval of this application shall be contingent upon the full project area being <br />rezoned to be included in the "HRO" - High Density Residential/Office District. <br /> <br />Except as same must be modified to comply with the conditions hereof, the addition <br />shall be constructed and maintained in compliance with the plans submitted with this <br />application. <br /> <br />Lighting of all exterior areas, including all parking areas, shall comply with the <br />requirements of Section 34.93.7 of the Zoning Code, and shall be designed to be <br />compatible with surrounding areas, shall be shaded to direct light downward and <br />away from abutting uses. <br /> <br />All parking for the entire development, as it presently exists and the proposed <br />addition, including, without limitation, resident, guest, employee parking and parking <br />for ancillary or special events, shall be on-site and shall not be permitted on any <br />adjoining or nearby public street except McKnight Place. It shall be the obligation of <br />the permitted to insure compliance with this requirement. <br /> <br />Drainage and grading arrangements shall be approved by MSD and the City Public <br />Works Department. <br /> <br />e <br /> <br />Exhaust control for common kitchen, laundry and other facilities shall be installed and <br />maintained to prevent smoke and odors from being perceptible beyond the property <br />lines of the development. <br /> <br />A detailed landscaping plan shall be submitted to the Director of Planning for a <br />coordinated review with the City Forester and for the Director of Planning's approval. <br />The plan shall exceed the requirements of Section 34-60.2 of the University City <br />Zoning Code. Landscaping shall be installed and maintained in accordance with the <br />approved plan. <br /> <br />3 <br /> <br /> <br />
