Session 1769 <br />November 8, 1999 <br /> <br />Mr. Ollendorff concurs with the Plan Commission that a conditional use permit should be <br />approved allowing use of an existing house as a real estate office for the previously <br />approved multi-family residential development in this block. Approval should be <br />conditioned on the following: <br /> <br />A detailed construction traffic control and parking plan for the apartment complex <br />should be submitted to the Director of Planning for approval. Said plan shall set <br />forth details pertaining to worker and resident parking during all phases of the <br />proposed construction. It shall further detail solutions to public property <br />maintenance issues such as street cleaning and traffic diversion. Said plan shall be <br />finalized prior to approval of an occupancy permit for the real estate office use. <br />The hours of operation for the office shall be limited to those between 7:00 a.m. <br />and 6:00 p.m. <br />The construction office for the project shall be located within the dwelling being <br />used for the real estate office and a trailer for the use of construction office shall not <br />be permitted. <br />The use of the dwelling at 530 North & South as a real estate and construction <br />office shall cease after the operation of the first apartment building begins. <br />Thereafter, the rental and construction office for the project shall be located within <br />the first apartment building. <br /> <br />Mr. Lieberman moved approval. Ms. Colquitt seconded the motion. <br /> <br />Responding to Mr. Munkel, Mr. OIlendorff stated that it was his understanding that as soon <br />as the first apartment building is completed, then they will discontinue the use of the home <br />and move the sales office into the first apartment building and then continue with the rest <br />of the demolition and construction. Responding further to Mr. Munkel, Mr. Ollendorff <br />explained that they did not feel the need to add any additional conditions to this use other <br />than these four mentioned. <br /> <br />Robert Howell, 530 North & South, developer of the sales office, responding to Mr. <br />Lieberman, stated that the conditions were acceptable. Responding to Mr. Ollendorff, Mr. <br />Howell reported that demolition would start tomorrow and the construction would start in a <br />month or so. <br /> <br />Mr. Ollendorff announced that the developers would be donating fill for the Metcalfe Park <br />problem. <br /> <br />Responding to Mr. Schoomer, Mr. Howell reported that within 9 months to a year they <br />intend to have the building completed. <br /> <br />8 <br /> <br /> <br />
