<br />- Mr. Tao pointed out that those two buildings did not fit with the rest of the <br />buildings in The Loop. <br /> <br />- Commission members agreed that the proposal adds stability to the Loop as that <br />is a dead zone on Delmar. <br /> <br />- Commission members stated that the two buildings on Delmar did not need any <br />further discussion and the only concern was the possibility that demolition would <br />take place and leave an empty space. Commission members expressed that <br />they would not want demolition to take place until the project was ready to begin. <br /> <br />Ms. Schmidt stated that the request is for the demolition of buildings and there should <br />be a motion that includes reference to demolition not taking place until when the <br />development is passed and the project continues. She asked if it should be a <br />recommendation to staff to approve demolition permits for the development as <br />individual demolition permits and if those demolition permits would have to come back <br />to the HPC. <br /> <br />Mr. Greatens stated that the Historic Preservation Commission would not need to <br />review individual demolition permits. <br /> <br />Ms. Schmidt clarified that the Historic Preservation Commission would give the <br />recommendation and staff would address the demolition permits when they were <br />submitted. <br /> <br />Ms. Schmidt asked for a motion to allow the demolition of buildings as requested. <br /> <br />Ms. Ghasedi made a motion that the Historic Preservation Commission recommend to <br />staff that they approve the demolition permits, consistent with the plans submitted, and <br />that demolition should not take place until the project has been approved by University <br />City and the applicant is ready to commence construction. <br /> <br />The motion was seconded by Mr. Myers. <br /> <br />The motion was approved unanimously. <br /> <br />Ms. Schmidt stated that for the preliminary review of the proposed development <br />requested by the applicant, the Commission would not take any formal action but would <br />provide comments and feedback. <br /> <br />Comments from the HPC members: <br /> <br />- Suggestion pertaining to scale and formality of the proposed retail space and <br />how it transitions to the upper levels should key off of existing context and take <br />stronger queues from the nearby historical context; tie it in with other <br />compositions of facades in The Loop; not necessarily replicate the details, but <br />look at other façade treatments, walls, and window openings and deal with them <br />in a similar manner. <br /> <br />67 <br />Page of <br /> <br /> <br />
