Session 1524, Minutes Page 4 <br /> (re July 9, 1990 <br /> SITE PLAN - PRINCETON MANUFACTURING, 6724 OLIVE <br /> The City Manager said extension of the manufacturing facility at 6724 Olive is <br /> welcome but should be approved only if the following conditions are attached: <br /> 1. The use of the overhead truck door on Olive shall be limited to not more <br /> than four deliveries per month. <br /> 2. The recessed area at the truck door on Olive shall be constructed as per <br /> Exhibit E unless a variance is granted by the Board of Adjustment permit- <br /> ting a reduced setback for this area. <br /> 3. The existing wood frame building on Lots 16 and 17 shall be demolished and <br /> parking lot and landscaping improvements installed per Exhibit A by Octo- <br /> ber 31, 1991. <br /> 4. Terminate existing residential use of the second floor. <br /> 5. A detailed landscape plan for the site shall be submitted for review and <br /> approval by the Director of Planning. All landscaping shall be installed <br /> and maintained in accordance with such approved plan. Location and <br /> screening of a refuse area is to be included in this submittal. <br /> Mr. Charles Juengel, Juengel Construction Co., contractor for Princeton Manu- <br /> facturing, came forward. He described this project, noting that it would pro- <br /> ceed in three phases. <br /> Mrs. Thompson asked Mr. Juengel if he would comply with the listed conditions, <br /> and if the second floor residential use would be terminated. Mr. Juengel said <br /> it was his understanding that the residential area could be occupied if it was <br /> brought up to current fire standards. Planning Director Al Goldman was asked <br /> to carne forward. Mr. Goldman said the City would like to see the residential <br /> use discontinued since it is not consistent with industrial uses and provides <br /> no amenities, such as parking, for a residential user. Mayor Majerus asked if <br /> the owner has agreed to discontinue using the residential units, and Mr. 01- <br /> lendorff said the owner has not agreed to this. <br /> The owner, Mr. Dave Hutchison, 7301 Lindell, was asked to come forward, and <br /> each condition was discussed in turn. Responding to Mr. Price, Mr. Goldman <br /> said the overhead door, which abuts Olive and disrupts traffic when operated, <br /> could be tolerated if used only three or four times a month. He agreed with <br /> Mr. Price that it might be difficult to police this. Mr. Adams asked if the <br /> alley could be used for unloading, and Mr. Hutchison said the lower alley ele- <br /> vation prevented that, however, he noted the truck is not in the street but <br /> completely inside the building when unloading. There were no questions on the <br /> second condition, but it was noted that the company cannot have a reduced set- <br /> back (desired by both the company and the City) unless the Board of Adjustment <br /> grants a variance. For the third condition, it was pointed out that the new <br /> building must be completed before the old buildings can be demolished. On <br /> condition #4, Mr. 011endorff said the City wants to see the second floor resi- <br /> dential use discontinued, if not today, at least by a certain date. The City <br /> Manager said it was his understanding that the owner agreed with condition #5. <br /> Mr. Price asked if there were any safety issues at stake with tenants living <br /> (me above a heavy equipment manufacturing plant. Mr. Goldman said it was not de- <br /> sirable to have residential use mixed with industrial, however, in this situa- <br /> tion he was not aware of any specific health hazards.
