i <br /> buildings in order to encourage high quality renovation and <br /> remodeling, compatible with surrounding property. It is <br /> anticipated that sites will be rezoned in response to specific <br /> development proposals, and in most cases will be processed con- <br /> currently with applications for site plan approval or <br /> conditional use. <br /> To be eligible for this classification sites or existing build- <br /> ings must: <br /> 1. Have economic and physical potential for such development; <br /> 2. Be consistent with the City's Master Plan and with those <br /> land use policies further articulated from time to time by <br /> the City Council. <br /> 34-34.2 PROHIBITED USES <br /> It shall be unlawful for any person hereafter to use any struc- <br /> ture or land in the "P-RO" planned residential-office district <br /> for any use not expressly permitted by Section 34-34.3 or for <br /> any use named in Sections 34-34.4 or 34-34.5 and not specifi- <br /> cally approved by the Council in accordance with the procedures <br /> provided in Section 34-65 or 34-69. <br /> E <br /> 34-34.3 PERMITTED USES <br /> Any structure or land in the "P-RO" planned residential-office <br /> district may be used for the following, subject to all the pro- <br /> visions of the University City Zoning Code and other applicable <br /> ordinances and statutes: <br /> 1. Attached single-family dwellings, if built in accordance <br /> with development standards for townhouses provided in <br /> Section 34-31 ("LR"). <br /> 2. Apartment dwellings, if built in accordance with the <br /> development standards for townhouse apartments, garden <br /> apartments, or elevator apartments provided in Section 34- <br /> 32 (.. ..)� <br /> i <br /> 3. Offices, all types including medical or dental clinics. <br /> 4. Private schools for the teaching of business, trades, <br /> crafts, art, dance, or theater. <br /> 5. Public parking garages. <br /> { <br /> 6. Home occupations as provided in Section 34-51. <br /> 7. Accessory uses as provided in Section 34-52. <br /> 34-34.4 CONDITIONAL USES <br /> The Council may authorize any of the following uses by condi- <br /> tional use permit, as provided in Section 34-65: <br /> 1. Detached single-family dwellings. <br /> 2. Apartment dwellings for the elderly. <br /> 3. Convalescent homes. <br /> 4. Churches, synagogues and related facilities. <br /> 2 <br />
