5. Hotels or motels. <br /> 6. Utility substations. <br /> 7. Public parks and playgrounds. <br /> 8. Schools, other than those permitted under Section 34-34.3. <br /> 9. Theaters. <br /> 10. Libraries. <br /> 11. Museums. <br /> 12. Research and development establishments engaged in the <br /> development and assembly of electronic equipment, precision <br /> instruments or miniaturized prototypes, so long as the <br /> occupancy of such an establishment at any time does not <br /> exceed one employee per one hundred and seventy (170) <br /> square feet of gross office, laboratory, processing or <br /> assembly floor area. <br /> 34-34.5 SITE PLAN APPROVAL REQUIRED <br /> The Council may authorize any of the following uses after a <br /> site plan review is completed as provided in Section 34-69: <br /> 1. Child day care or day nursery. <br /> 2. Health clubs (including steam bath, swimming pool, exercise <br /> room or gymnasium). <br /> 3. Convenience/service retail or restaurant uses that do not <br /> comply as accessory uses where, special locational factors <br /> justify and necessitate such nonaccessory retail <br /> activities. At no time, however, should retail commercial <br /> activity become the principal use of property. <br /> 4. Meeting halls, club houses, training facilities, and <br /> dormitories. <br /> 5 <br /> 34-34.6 USE REGULATIONS <br /> s <br /> 1. Access: No site or lot shall be rezoned to a "P-RO" <br /> classification unless adequate automobile access, not <br /> exceeding five hundred (500) feet in traversed distance, is <br /> s <br /> provided to a "major street," as specified in the Motor <br /> Vehicle and Traffic Chapter of the Municipal Code. <br /> 2. Intensity Regulations: <br /> Floor Area Ratio (F.A.R.): The maximum amount of gross <br /> floor area permitted for development within this district <br /> shall not exceed one times the product of the number of <br /> square feet of lot area contained within the site or a <br /> F.A.R. of 1.0. <br /> Modification of F.A.R. : The maximum floor area allowable <br /> on a lot or parcel within this district may be increased as <br /> follows, provided that a site plan for the development of <br /> any such lot or parcel is submitted and reviewed as <br /> provided in Section 34-69 (Site Plan Review): <br /> -Lots greater than one (1) acre in area, <br /> maximum allowable F.A.R. of 2.5. <br /> -Lots greater than three (3) acres in area, <br /> maximum allowable F.A.R. of 3.0. <br /> 3 <br />
