12. Habitable Room. Every room in any building in which persons
<br /> sleep, eat, or carry on their usual domestic or social voca-
<br /> tions or avocations. It shall not include private laundries, i
<br /> bathrooms, toilet rooms, pantries, storerooms, corridors, rooms i
<br /> for mechanical equipment for service in the building, or other
<br /> similar spaces not used by persons frequently or during extend- j
<br /> ed periods.
<br /> 19. Kitchen. A apace of 40 square feet or more used for cooking
<br /> and preparation of food.
<br /> 14. Kitchenette. A space of 40 square feet or less used for cooking
<br /> and preparation of food.
<br /> 15. Living Unit. Any room or group of rooms located within a struc-
<br /> ture and forming a single habitable unit with cooking, living,
<br /> sanitary and sleeping facilities.
<br /> 16. LPA. The Land Clearance for Redevelopment Authority of Univer-
<br /> sity City, Missouri. j
<br /> 17. Mixed Occupancy. Any building containing one or more dwelling
<br /> units and also having a portion thereof devoted to non-dwelling
<br /> usage.
<br /> 18. Owner. Any person, firm or corporation who, alone, jointly, or
<br /> severally with others, shall have legal title to any dwelling or i
<br /> commercial unit, with or without accompanying actual possession, j
<br /> or shall be in actual possession of, or have charge, care or con-
<br /> trol of, any dwelling or commercial unit within the city, as own-
<br /> er, employee or agent of the owner, or as trustee, executor, ad-
<br /> ministrator or guardian of the estate or person of the title
<br /> holder. Any person, firm or corporation acting as agent for or
<br /> otherwise representing the owner, shall be bound to comply with
<br /> the provisions of these regulations to the same extent as the
<br /> owner.
<br /> 19. Parking Space. An area of not less than nine feet by twenty feet,
<br /> exclusive of driveway. or access drives, surfaced with a dust free
<br /> material, either within a structure or in the open, for the park-
<br /> ing of motor vehicles.
<br /> 20. Plumbing. All gas pipes and gas burning equipment, waste pipes,
<br /> water pipes, water closets, sinks, lavatories, bathtubs, showers,
<br /> drains, vents and any other fixtures, together with the connec-
<br /> tions to the water, sewer or gas lines.
<br /> 21. Premises. A lot, plot or parcel of land including the structures
<br /> thereon. I
<br /> 22. Provided. Any material furnished, supplied, paid for or under
<br /> the control of the owner.
<br /> 29. Public Hall. A hall, corridor, or passageway for access to or
<br /> egress from a dwelling not within the exclusive control of one
<br /> dwelling, or family.
<br /> 24. Repair. To restore to a sound and acceptable state of operation,
<br /> service-ability or appearance. Repairs shall be expected to last
<br /> approximately as long as would the replacement by new items.
<br /> 25. .Substandard. All buildings or structures which do not conform to
<br /> the minimum standards established by these regulations, and/or
<br /> by any ordinances of the City of University City.
<br /> 26. Structure. A combination of any materials whether fixed or port-
<br /> able, forming a construction including buildings.
