7. Dead and dying trees and limbs or other natural growth which, by <br /> reason of rotting or deteriorating condition or storm damage shall be <br /> removed by the property owner. <br /> 8. Holes, excavations, breaks, projections,-obstructions, and all other <br /> hazardous conditions on walks, sidewalks, driveways, parking areas; <br /> or any other areas on the premises which are accessible by persons, <br /> shall be eliminated;. <br /> F. f=ight and Ventilation <br /> 1. All habitable rooms, except kitchens, and bathrooms shall have natur- <br /> al light, provided by means of windows, glazed doors, or skylights. <br /> A glass area of at least 10 percent of the floor area shall be pro- <br /> vided for new or remodeled rooms, or other spaces. Existing rooms <br /> not disturbed in the rehabilitation shall have a glass area not ap- <br /> preciably below a total of 10 percent of the floor area. <br /> 2. An acceptable means of natural ventilation shall exist or be provided <br /> for all habitable spaces, except that for kitchens and bathrooms, a <br /> mechanical ventilation system may be substituted. A ventilation area <br /> of 4 percent of the floor area of the space shall be provided. <br /> 9. Artificial light shall be provided and so distributed as to assure <br /> healthful and sanitary conditions in all rooms or spaces. <br /> 4. An interior room not having its own source of natural light and ventila- <br /> tion is acceptable only where the roam is adjacent to an outside roam <br /> which has adequate natural light and ventilation, calculated on the basis <br /> of the combined floor area of the two roans, where the separating wall <br /> between the two rooms has a clear horizontal opening approximately 6 <br /> feet ride. The interior room shall not be a bedroom. <br /> 5, A minimum of five foot candles of daylight and artificial illumination <br /> shall be required at all times in all public halls and stairways, and <br /> at all exterior entranceway's. Adequate ventilation shall be provided <br /> for all public halls or stairways according to the requirements of the <br /> Building Code and Housing Code - at least 5% of the total floor area. <br /> G. Mechanical and Electrical items - Residential Uses, <br /> 1. Plumbing fixtures and waterpipes shall be properly installed and in <br /> good sanitary condition meeting the requirements of the Building Code. <br /> 2. Every family unit shall have heating facilities which are able to and <br /> which shall maintain heat for all habitable rooms, bathrooms and water <br /> closet compartments within its walls to a temperature of at least sev- <br /> enty degrees Fahrenheit even when the outside temperature is ten de- <br /> grees below zero Fahrenheit. Gas appliances designed for cooking or <br /> water heating purposes shall not be considered as heating facilities <br /> within the meaning of this section. Portable heating equipment em- <br /> ploying flame and the use of liquid fuels does not meet the require- <br /> ments of this section and is prohibited. No heating unit shall be <br /> placed under any stair serving another dwelling unit. <br /> g. An adequate supply of hot water shall be furnished at a temperature of <br /> not less than one hundred and twenty degrees Fahrenheit at all hot water <br /> taps. No water heater shall be installed in any room used or designed <br /> to be used for sleeping purposes. No gas or oil fired water heater <br /> shall be located in a bathroom, clothes closet, under any stairway, or <br /> in a confined space with access only to the above locations. <br /> 4. An habitable rooms and other appropriate spaces in each dwelling shall <br /> be provided with electrical service by a system of wiring and equipment <br /> to safely supply electrical energy for proper illumination, and for the <br /> appropriate location and use of appliances or other equipment.
