Where separate closets for each existing bedroom are not possible, <br /> a closet elsewhere within the living unit may be acceptable provided <br /> the minimum area is obta. ined and is reasonably accessible to the <br /> bedroom. <br /> <br />Each living unit shall have a designated closet or ot~er suitable space with- <br />in the unit or locked space elsewhere within the building or other structure <br />on the property, convenientiy accessible, for general storage. The mini- <br />mum volume of general storage space for each living unit shall be 100 cubic <br />feet and should be appropriately increased for 3 or 4 bedroom living units. <br /> <br />C. ~ulldin~ Planning--Non--Residential Uses. <br /> <br />1, .In non-residential buildings with mixed occupancy, all dwelling units shall <br /> comply with the regulations set forth in the residential sections of these <br /> standards. <br /> <br />In all non-residential structures, there shall be provided at least two <br />means of exit from each floor of occupancy. All stairways, passageways, <br />and similar means of access between floors shall be maintained in a safe <br />and sound condition, free of obstruction and capable of providing for the <br />traffic load that may be imposed and capable of providing free unobstructe6 <br />ingress and egress; they shall be provided in sufficient number and Inca- <br />tion to meet the maximum travel distance, fire protection standards and <br />other provisions of the Building Code. <br /> <br />3. An adequate number of toilet fixtures shall be provided in accordance with <br /> the occupancy loads of the Building Code, <br /> <br />D. Structural--Residential, Non-Residential Uses. <br /> <br />h Buildings shall be maintained so that loads are transmitted to the soll <br /> without undue differential settlement, unsafe deformation or movement <br /> of the building or of any structural part. Any existing building showing <br /> sign.s of undue settiemeut shall have a soil test and written report made <br /> by a qualified and licensed engineer before any improvements to that <br /> structure are undertaken. Every foundatio~ and footing shall be properly constructed of masonry, <br /> concrete or steel materials, capable of supporting required loads and <br /> capable of preventing entrance of moisture, termites and vermin. <br /> <br />All cornices, rustications, quoins, moldings, lintels, belt courses, sills, <br />oriel windows, terracotta trim, pediments, parapetss awnings, marquees <br />and similar projections sha/1 be kept in good repair and free from cracks <br />and defects which may make them hazardous. <br /> <br />4. Framing for floors, walls, ceilings, and roofs shall be capable of sup- <br /> potting required loads and shall be maintained in good repair.
