70 Dead and dying trees and limbs or other natural growth which, by reason <br /> of rotting or deteriorating condition or storm damage shall be removed by <br /> the property owner, <br /> <br />8. Holes, excavations, breaks, projections, obstructions, and all other <br /> hazardous conditions on walks, sidewalks, driveways, parking areas, <br /> or any other areas on the premises which are accessible by persons, <br /> shall be eliminated. <br /> <br />F. General provislons--Non-Resld'ential Uses. <br /> <br />1. All allowable permanent signs exposed to public vie. w shall be maintained <br /> in good repair. Any signs which have excessivelit weathered or faded, <br /> those upon which paint has peeled or cracked~ or those that are a non-con- <br /> forming use# shall, with their supporting members~ be removed. Any <br /> signs which have a portion or portions missing, shall have such portion or <br /> portions replaced in a workmanlike manner and in character with those <br /> portions that exist. <br /> <br />Z. No storage of materials, stock or inventory other than display goods <br /> offered for sale shall be permitted in window display areas ordinarily <br /> exposed to public view unless said areas are first screened from public <br /> view by draperies, venetian blinds or other rendering of the windows <br /> opaque to the public view. <br /> <br />3. All store fronts shall be kept in good repair and free from any defects <br /> which make them hazardous. In the event repairs to a store front become <br /> necessary, such repairs shall be made with the same or similar materials <br /> used in the construction of the store front and in such a manner as to per~ <br /> martenfly repair the damaged area or areas. <br /> <br />Light and Ventilation--Residential, Non-Residential Uses. <br /> <br /> 1. All habitable rooms, except kitchens, and bathrooms shall have natural <br /> light, provided by means of windows, glazed doors, or skylights. A <br /> glass area of at least 10 percent of the floor area shall be provided for <br /> new or remodeled rooms, or other spaces, Existing rooms not disturbed <br /> in the rehabffitation shall have a glass area not appreclably below a total <br /> of 10 percent of the floor area. <br /> <br />Z. An acceptable means of natural ventilation shall exist or be provided for <br /> all habitable spaces, except that for kitchens and bathrooms, a mechanical <br /> ventilation system may be substituted. A ventilation area of 4 percent of <br /> the floor area of the space shall be provided. <br /> <br />3. Artificial light sh~ll be provided and so distributed as to assure healthfnl <br /> and sanitary condi!ions in all rooms or spaces. <br /> <br />4, An interior room not having its own source of natural light and ventilation <br /> is acceptable only where the room is adjacent to an outside room which <br /> has adequate natural light and ventilation, calculated on the basis of the <br /> combined floor area of the two rooms, where the separating wafl between <br /> the two rooms has a clear horizontal opening approximately 6 feet wide. <br /> The interior room shall not be a bedroom, <br /> <br />A minimum of five foot candles of daylight and artificial i11uminatlon shall <br />be required at all times in all public hails and stairways, and at all exter- <br />ior entranceways. Adequate ventilation shall be provided for all public <br />halls or stairways according to the requirements of the BuffdinE Code. <br /> <br />PRS - 8 <br /> <br /> <br />
