isplays as well as convenient, safe and unobstructed <br />eans of access from all aisles to principal means of <br />ingress and egress. <br /> <br />In all non-residential structures there shall be provided <br />at least two means of exit from each floor of occupancy. <br />All stairways passageways, and similar means of access <br />between floors shall be maintained in a safe and sound <br />condition, free of obstruction and capable of providing <br />for the traffic load that may be imposed and capable of <br />providing free unobstructed ingress and egress; they <br />shall be provided in sufficient number and location to <br />meet the maximum travel distance, fire protection <br />standards and other provisions of the Building Code. <br /> <br />An adequate number of toilet fixtures shall be provided <br />in accordance with the occupancy loads of the Building <br />Code. <br /> <br />D. Structural - Residential, Non-Residential Uses. <br /> <br />Buildings shall be maintained so that loads are <br />transmitted to the soil without undue differential <br />settlement, unsafe deformation or movement of the <br />building or of any structural part. Any existinq <br />buildinq showing signs of undue settlement shall have a <br />soil test and written report made by a qualified and <br />licensed engineer before any improvements to that <br />structure are undertaken. The report shall be made <br />available to the City Building Department and to the <br />Authority Office. <br /> <br />Every foundation and footing shall be properly <br />constructed of masonry, concrete or steel materials, <br />capable of supporting required loads and capable of <br />preventing entrance of moisture, termites and vermin. <br /> <br />All cornices, rustications, quoins, moldings, lintels, <br />belt courses, sills, oriel windows, terracotta trim, <br />pediments, parapets, awnings, marquees and similar <br />projections shall be kept in good repair and free from <br />cracks and defects which may make them hazardous. <br /> <br />Framing for floors, walls, ceilings, and roofs shall be <br />capable of supporting required loads and shall be <br />maintained in good repair. Sagging of floors, <br />fireplaces, partitions or stairs, and bulging of exterior <br />walls shall be restored as near as practical, to an <br />acceptable level or plumb position; and supported or <br />braced so as to prevent a reoccurrence of these <br />conditions. <br /> <br />Every provided facility, piece of equipment, or utility, <br />and every chimney, chimney flue, cooling tower, smoke <br />stack and similar appurtenances shall be installed and <br />maintained in a safe and sound working condition; all <br />exposed surfaces of metal or wood shall be protected from <br />the elements and against decay or rust by periodic <br />application of weather coating material such as paint or <br />similar surface treatment. <br /> <br />Each inside and outside stair and each appurtenance <br />thereto shall be so constructed and maintained so as to <br />be safe to use and capable of supporting the load that <br />normal use may cause to be placed thereon and shall be in <br />sound condition and good repair. No flight of stairs <br />shall have settled out of its intended position or have <br />pulled away from the supporting or adjacent structure. <br /> <br />All accessory structures or exterior appurtenances such <br />as fences, garages, sheds, shall be removed or replaced, <br />if they are functionally obsolete or repair is not <br />economically feasible.
