a standard ~ondi~ion shall be reconstructed according <br />specifications set forth in the City's Building Code <br />governing new construction. <br /> <br />The materials to be used in repair or reconstructing all <br />or part of a structure or accessory structure shall be <br />essentially the same as the original materials in size, <br />color and composition and shall match as closely as <br />possible the in-place construction of the existing or <br />adjacent struotures. <br /> <br />Removal of the roof of an existing garage and retaining <br />a portion of the existing walls is permissible under <br />certain conditions provided the walls are structurally <br />sound, in good repair and the design of the retained wall <br />or walls is compatible with the existing facade and <br />framework of neighboring structures and the modified or <br />reconstructed walls are or will be functional to the <br />property. <br /> <br />Parking Space: If the parking space is adjacent to an <br />alley entrance the depth of the space shall be 32' <br />measured from the center line of the alley. All other <br />parking space areas shall have a turnaround or <br />maneuverable area sufficient in size to permit exit or <br />entrance to street or alley. <br /> <br />E. General Provisions - Residential. Non-Residential Uses <br /> <br />All interior walls, ceilings, and woodwork shall be kept <br />clean, smooth and finished in accordance with oustomary <br />practice for the type of materials used. <br /> <br />All exterior surfaces shall be properly maintained so as <br />to prevent deterioration due to the elements and <br />destructive insects. Furthermore, all exterior wood <br />surfaces and gutters shall be reasonable proteoted from <br />the elements and against decay or rust by an approved <br />protective coating applied in a workmanlike manner. Any <br />new material or construction shall be covered by two <br />coats of such protective coating, unless demonstrated <br />such protective coatings are unnecessary. <br /> <br />3. Roofings shall be maintained in watertight condition to <br /> prevent leakage into the building. <br /> <br />Toilet room and bathroom floors and walls shall be <br />maintained so as to prevent leakage of wa~er used under <br />normal conditions which may cause deterioration or <br />defects in structural members and ceilings below. In any <br />area, used for a shower, water impervious materials shall <br />be used on walls to the height of the shower head. <br /> <br />All doors and windows shall be in sound working <br />condition, shall be maintained in good repair and shall <br />be reasonably weather proof, watertight and rodent proof. <br />From April 15 to November 15 of each year every outside <br />door and openable window shall be provided with a screen <br />of not less than sixteen mesh per inch, in good repair, <br />and every screen door shall have a self-closing device in <br />good working condition. Operable basement windows shall <br />be screened at all times with framed screens of a wire <br />mesh sufficient to prevent the entrance of insects and <br />rodents. <br /> <br />All critical joints in exterior roof, wall and <br />projections shall be protected by sheet metal or other <br />suitable flashing materials to prevent the entrance of <br />water. <br /> <br />Dead and dying trees and limbs or other natural growth <br />which, by reason of rotting or deteriorating condition o <br />storm damage shall be removed by the property owner.
