attached hereto, be and is adopted as the Property Maintenance Code <br />of the City of University City, Missouri for the control of <br />existing structures, premises and exterior property as herein <br />provided, and all of the regulations provisions, penalties, <br />conditions and terms of the BOCA National Property Maintenance <br />Code, Third Edition, 1990 are hereby referred to, adopted and made <br />a part hereof, as if fully set out in this ordinance with the <br />amendments,additions,insertions, and deletions prescribed in <br />Sections 17-2 of this Chapter. <br /> <br />Section 17-2 Additions, insertions, deletions and changes. <br />The following numbered sections and sub-sections of the BOCA <br />Property Maintenance Code, Third Edition, 1990, are hereby amended <br />by additions, insertions, deletions and changes so that such <br />amended sections and subsections shall read as follows: <br /> <br />(Article I Administration and Enforcement) <br /> (SECTION PM-100.0 GENERAL) <br /> <br />PM-100.1 Title <br />These regulations shall be known as the Property Maintenance Code <br />of the City of University City, Missouri, hereinafter referred to <br />as this code. <br /> <br />PM-100.2 Scope <br />This code is to protect the public health, safety and welfare in <br />all existing structures, residential and nonresidential, and on all <br />existing premises and exterior property by establishing minimum <br />requirements and standards for premises, structures, exterior <br />premises, -buildings, equipment, and facilities for light, <br />ventilation, space, heating, sanitation, protection from the <br />elements, life safety, safety from fire and other hazards, and for <br />safe and sanitary maintenance; fixing the responsibility of owners, <br />operators, and occupants; regulating the occupancy and use of <br />existing structures and premises and providing for administration, <br />enforcement and penalties. <br /> <br />(SECTION PM-103.0 APPROVAL) <br /> <br />PM-103.2 Modifications <br />Where there are practical difficulties involved in carrying out the <br />provisions of this code, the code official shall be permitted to <br />vary or modify such provision upon application of the owner or the <br />owner's representative, provided that the spirit and intent of the <br />law shall be observed and public welfare and safety assured. <br /> <br />PM-103.3 Records--Delete in its entirety. <br /> <br />(SECTION PM-104.0 DUTIES AND POWERS OF CODE OFFICIAL) <br /> <br />PM-104.11 Official records--Delete in its entirety. -2- <br /> <br /> <br />
