buildings and enacting in lieu thereof a new section to be known as <br />"Section 34-57.3 Elevator Apartment Buildings," thereby amending <br />said section with respect to development locations and minimum <br />building setbacks, so that said section, as so amended, shall read <br />as follows: <br /> <br />34-57.3 Elevator Apartment Buildinqs <br /> <br />1. Development Location: <br /> <br />Elevator apartment developments shall not be completely <br />surrounded by single family residential neighborhoods. At <br />least ten (10) percent of the development's boundary shall be <br />adjacent to a major street, a commercial zoning district or a <br />multi-family zoning district. <br /> <br />2. Vehicle Access: <br /> <br />.Access to an elevator apartment development shall be provided <br /> by internal access drives (public or private) intersecting <br /> with a major street, but not closer than one-hundred and fifty <br /> (150) feet to an existing street intersection (measured from <br /> the centerline of the existing street intersection to the <br /> centerline of the access drive). <br /> <br />3. Density and Dimensional Regulations: <br /> <br />a. Minimum Lot Area: <br /> <br />(1) Per development: <br /> <br />30,000 sq. ft. <br /> <br />(2) Average per dwelling unit: <br /> <br />500 sq. ft. <br /> <br />b. Minimum Lot Width & Depth: <br /> <br />150 ft. <br /> <br />c. Minimum Building Setbacks (including accessory <br /> structures): <br /> <br />1) From street right-of-way: <br /> <br />30 ft. <br /> <br />2) Adjacent to "SR" or "LR" zoned property: <br /> <br />(a) Less than or equal to 50 ft. in height: 25 ft. <br /> <br />(b) Over 50 ft. to 86 ft. in height: <br /> <br />5O ft. <br /> <br />(c) Over 86 ft. in height: <br /> <br />80 ft. <br /> <br />3) Adjacent to all other properties: <br /> <br />25 ft. <br /> <br />do <br /> <br />Minimum Distance Between Buildings: No elevator apart- <br />ment building shall be located closer than seventy-five <br /> <br />o <br /> <br /> <br />
