(75) feet from any other building containing a dwelling <br />unit and located on the same lot. <br /> <br /> SECTION 2: Chapter 34 of the Municipal Code of the City of <br />University City, Missouri, relating to zoning, is hereby amended by <br />repealing Section 34-57.4 thereof, relating to Common Open Space <br />Requirements for Residential Developments, and enacting in lieu <br />thereof a new section to be known as "Section 34-57.4 Common Open <br />Space Requirements for Residential Developments," thereby amending <br />said section with respect to the standard for developments in the <br />High Density Residential or the High Density Residential/Office <br />Districts, relating to the minimum area for common open spaces and <br />relating to other requirements for common open spaces, so that said <br />section, as so amended, shall read as follows: <br /> <br />34-57.4 Common Open Space Requirements for Residential Developments <br /> <br />When common open space is required in the district regula- <br />tions, such common open space shall comprise at least fifteen <br />(15) percent of the gross area of the residential development. <br />This standard may be decreased to as low as five (5) percent <br />for developments in the "HR" - High Density Residential or <br />"HRO" - High Density Residential/Office District under <br />conditional use permit review per Article 11 of the Zoning <br />Code. <br /> <br />o <br /> <br />The amount of required common open space may be reduced by an <br />amount equal to twice the total area of private balconies or <br />patios. The balconies or patios shall be accessible to <br />individual dwelling units and consist of at least sixty (60) <br />square feet of outdoor area and have at least a horizontal <br />dimension of six (6) or more feet. In no case shall the area <br />devoted to common open space be less than five percent (5%) of <br />the gross lot area. <br /> <br />o <br /> <br />Common open space shall be used for recreational, park or <br />environmental amenity purposes for the collective enjoyment of <br />the occupants of the development. <br /> <br />In addition to the above open space requirements, the <br />following regulates the use of this common open space in terms <br />of physical surface characteristics, size, location and <br />physical improvements therein. <br /> <br />a o <br /> <br />Of the required common open space, up to one-half of it <br />may be covered by water, flood plain, storm water <br />detention/retention facilities or left in a natural <br />state. <br /> <br />b o <br /> <br />The area of each parcel of open space shall not be less <br />than three thousand (3,000) square feet in area nor less <br />than thirty (30) feet in its smallest dimension. These <br />standards may be decreased in the "HR" - High Density <br /> <br />o <br /> <br /> <br />
